Generally, inspectors are the most technologically savvy people in the real estate world. However, some inspectors still rely on faxes, checklist reports handed out at the end of the inspection and handwritten notes. They may also have a webpage but it is just an online brochure. The Inspection Process
I have an array of sophisticated tools to use. As an example, I can use an infrared thermometer to check the wiring in your electric panel to ensure it is operating correctly. The same device allows me to ensure all your ductwork is connected, see if a water stain that I can't reach is active, check steam lines to find blockages, see if insulation is missing behind a wall, etc. Another device is a very sophisticated moisture meter that allows me to use radio waves to determine if moisture is hidden below the surface. With interchangeable probes, I can check moisture levels up to 3 or so inches deep.
Report Writing During the inspection, you will see me use a PDA (Palm Tungsten 'E') or a digital camera to collect data. This technology allows quick and accurate data collection and a fast way to download the notes to a portable computer. I also use the digital camera to help illustrate and explain what I find during the inspection. Using specialized software, I can then create a 16-24 page report that organizes my notes into clear categories like interior, exterior, electrical, plumbing, etc. I can also quickly organize the data into easy to understand priorities like monitor, improve, repair, major repair and safety concerns. This allows me to prepare a comprehensive report in less than 24 hours, on average.
Report delivery The report is done. Now how am I going to leverage my investment in technology to improve the delivery process? I have forsaken the old handwritten report and the print-and-snail mail route for a much more efficient electronic delivery system.
